PropNex Consumer Guide

With the objective to empower consumers with knowledge for better investment judgement, PropNex has initiated this series of comprehensive consumer guides to address different property market segments. Besides answering the common doubts and dilemmas faced by the consumers, the Consumer Guides also offer solutions to preserve the consumers’ assets.

“The EC market will not be short of buyers. The widening price gap between mass market homes and ECs, the partial exemption from the new TDSR framework, as well as the availability of the housing grants make ECs even more affordable than before. The average take-up rate for ECs in 2013 has been healthy and we expect the demand to sustain in the near to mid-term. Barring external shocks in the market, ECs are the safest bet for developers and buyers alike.”

Extracted from the booklet

“By many measures, Singapore’s public housing programme has been an astounding success. Despite so, concerns over HDB price increases outstripping income growth have been festering for several years.

Undoubtedly, HDB has played, and will continue to play an important role in the building of an inclusive society – by making housing available and homeownership affordable, and in the process, reducing the barriers across income and racial groups.

Many early homeowners have indeed benefited handsomely from rising property prices over the past decades. Changes in domestic and external environments suggest that the run up is unsustainable and a fundamental relook at the existing housing policies is warranted.

Since 2006 till now, the rapid population growth far exceeded the supply and HDB resale prices continued to rise. Both BTO and resale flat prices became hot issues with Singaporeans. In fact, resale prices have increased by over 100% in just a few years.

With HDB resale prices growing at a phenomenal rate, many measures have since been introduced. The key questions to ask yourself are:
  1. Is your HDB property still an asset or a liability?
  2. Will your HDB property value continue to grow, or decline?
  3. Should you upgrade now or wait longer?"

-Extracted from the booklet

“Home ownership is a big deal for Singaporeans – the most critical part of the 5 Cs in the Singapore Dream is the one that stands for ‘Condo’. Over 80% of the population lives in HDB flats and owning a condominium will propel one to the top 20% in one’s status of asset ownership. Condominiums are generally located in good neighbourhoods and with many amenities nearby such as schools, colleges, clinics, gymnasiums and many others. Along with amenities, condominiums are well planned and landscaped with facilities such as swimming pools, gymnasiums, tennis courts, barbeque pits meeting and conference halls and many more. Security is also provided for the entire development featuring 24 hours security, auto gate and CCTVs. It is also no secret that:

Millionaires become millionaires NOT by saving pennies, BUT BY INVESTING IN REAL ESTATE”

It is a GOOD time to buy Executive Condominium NOW!

Do you know that it is very good time to buy Executive Condominium (EC) NOW?
Do you know that if you upgrade to a number of EC projects now, you don't need
to pay the Second-Timer Applicant Resale Levy?
First-timer, do you know that you can have a CPF Housing Grant when you buy EC?

Currently, there are 7 already-launched ECs that are not subjected to the Resale
Levy, and they are the following:

1. Forestville EC @ Woodlands

2. Twin Fountain @ Woodlands

3. Skypark Residences EC @ Sembawang

4. Waterwoods EC @ Punggol Field Walk

5. Ecopolitan EC @ Punggol Walk

6. Lush Acres EC @ Sengkang (Fully Sold)

7. Sea Horizon EC @ Pasir Ris

There are another 5 EC project that are afftected by the 2nd-Timer Resale
Levy but they will be launch at a later date.

Take note that if you are a first-timer applicant for the ECs project, you
are not affected by any resale levy. That is to say that, it is your first
house, and you have not applied or live in a HDB before.

Who are eligible to buy an EC?
Please refer to this link:
Eligibility to buy Executive Condominium

How much do I need to buy an EC?
Frankly, you do need a fair amount of cash in order to get your dream
home in an EC. You will need 5% cash for the booking fee and 3%
cash for the Stamp Duty and about $2500 for the legal fee.
We take for example an EC of 900k (I am taking the higher figure, in fact,
there are many EC that are selling below this figure)
5% cash will be $45000
and the 3% Stamp Duty will be 27000 - 5400 = $21600
Legal fee $2500
Total:  About $69100
Do take note that the Stamp Duty (cash) can be reimburse back to
you and it will be eventually be paid by CPF. Also, some law firms
allow the legal charges to be paid by CPF too. Therefore, effectively,
you only need to fork out the 5% booking fee in cash. The remaining
of the 15% down-payment can be settled in cash and/or CPF, and
in most cases it is 100% paid by CPF. The balance of 80% is by
bank loan.

Ok Nicholas, I am very interested to buy my dream home in an EC project,
so what should I do now?
Well, you can call me @ 97509878 for an non-obligation discussion
and we will see where and how  we can proceed from there.
But if you are charged-up and really want to get your dream home NOW,
please cool down a bit and listen to what I am going to say next.

Nowadays, because of the various cooling measures by our dearest
government, especially the most "effective" TDSR, which offically
stands for Total Debt Servicing Ratio, but to my industry, it is really
Total Damage to Singapore Residential.
For EC purchase, the bank will also look at Mortgage Servicing
Ratio (MSR) of the buyer.
Ok, jokes aside, you need to go to the banks and approach the banker
to do an Approval In-Principle (AIP) or In-Principle Approval (IPA).
It is essentially the same thing but different banks call it differently.
Well, you are asking the banks how much they are willing to lend you
for your EC purchase based on your income assessment and of
course, how much debts you are carrying right now. A good-to-excellent
credit score from the Credit Bureau Singapore (CES) will definitely
benefit the approval loan figure.

Well Nicholas, initially I was so excited, then now my head is spinning
with the information that you mentioned, so what can I do?
Very simple, just call me @ 97509878 and we can discuss further.

First Post of the Blog and a Self-Introduction of Myself

Hello everyone,
welcome to my blog, Singapore Property Lobang!
My name is Nicholas Oh. I am a Real Esate Salesperson (RES) or just
simply a Property Agent (R052540I) with PropNex (L3008022J).
I don't know how did you get to my site but it is always great to have
visitors to my humble blog. You maybe have been linked from my other
sites or my name card or it is the power of Google. Anyway, Thank you
for the visit and I hope that you will enjoy your time at this blog and learn
something along the way. If you should have any property related enquiry,
be it residential, commercial, industrial and even overseas projects,
I will be glad to help.
My handphone number is 97509878 and my email is propertylobang@yahoo.com

Ok, a short introduction of myself and how I got myself into the real estate line.
I was previously from the IT sector but after working to make others rich
and I don't believe I have enough power to participate in the office politics
and climb up the corporate ladder, I decided to call it quit and venture out
of my own. I was involved in a couple of business start-up both with
my own and my partners, and some work fine while other were doom from
 the starting line.

Anyhow, since young, I have a great liking for stocks and the property news
in the Money section in the newspaper. At that time, I was still reading the
ZaoBao (早报) as that was what my father and grandfather was reading.
A quick question for the readers: Which part or section in the newspaper
 do u normally read first?
When I was still young, I read the Sports section (体育版) first as I wanted to
read how my favourite team, Liverpool, performed in the league and cup matches.
By the way, I am a die-hard supporter of The Reds for over 30 years
and I will continue to be behind the team for many years to come.
Ooohh, did I just reveal my age?

After a few years of reading the ZaoBao, I switched to The Straits Times as I tried
to improve my English standard that time for both PSLE and GCE "O" Level.
I also started to read the Money section (财经版) and of course, I skipped the
in-between Obituary section 讣告版 as I was still quite young at that time.  8-)
Also during that time, there was a very (in)famous Hong Kong drama series
that I believe the readers of my generation will remembered dearly.
Do you still remember <大时代>, with unforgettable character like 丁蟹,
acted by 郑少秋 and of course, 刘青云  and 周慧敏?
I believe you will.

To cut the story short, I started to read up on Stocks and Real Estate,
but I have to admit that about 80% is on Stocks and only the rest
on Property, as I thought that we need a lot a lot of money to buy
or invest in property. How wrong I am?

I have been trading in our own stock market for quite many years and in
2008, I started a blog Singapore Stock Lobang as I wish to share and
talk and chat with fellow like-minded market participants so that we will
have a better chance of winning money from Mr Market. I provide daily
Market View on the market happens and also on particular stocks.
I also have a Skype chat that the blog readers can chat with me so
that I can provide a more timely advices to them. I am glad to report
that for the last 7 years, many readers have indeed benefited from
the blog and my Skype advices as seen from the many testimonial
that I received as blog comment and emails.

But somehow deep inside me, I feel that my fire of desire is diminishing
as I have been doing the same thing again and again and I am getting
a bid mechanical at time. That was also the time when I really take a
good look at the property market. Stocks is my First Love and somehow
I started to fall in love with Property too, and I was wondering whether
I can juggle this 2 great money-generating tools at the same time.
At that time, my precious-love wife also give me the blessing to venture
out of my comfort zone and plunge into the unknown property market.
I started to find out how can I become a property agent and I took the
RES class last October and the RES exam in November. The result
came about 4-week later and I passed both papers. I guess my preparation
for the exam was adequate as I passed in one try. There are only
4 person who passed in my class of 40, and I am one of them.
For a more detailed reason why I joined as a property agent, you can read
http://stocklobang.blogspot.sg/2014_03_30_archive.html

I strongly believe that I can help the readers and clients to find their
lovely dream home and also use property as a money-generating
tool in the route to financial freedom.
If you should require any property advice, please feel free to ccontact
me for a non-obligation discussion.
